What we build in the community

A closer look at each service.

As a custom home builder working throughout Locust Grove and Lake of the Woods, R.E. Horner takes on six kinds of project. Here is what each one usually involves.

R.E. Horner designs and builds substantial additions that are carefully integrated with the existing home, considering rooflines, exterior materials, interior transitions and how the new space changes the way the entire home functions.

Projects may include primary-suite additions, kitchen and family-room expansions, guest or multigenerational suites, second-story additions and larger whole-wing expansions.

Many Lake of the Woods homes have been lived in, updated and added onto over the years. A comprehensive renovation offers the opportunity to rethink those spaces as one coordinated home.

Whole-home projects may include structural reconfiguration, kitchens, primary suites, stairways, flooring, cabinetry, exterior improvements and updates to building systems.

We plan substantial kitchen projects around how the space connects to adjoining living and dining areas, considering cabinetry, storage, lighting, appliances, structural changes and circulation as one integrated design.

For many Lake of the Woods homes, improving the kitchen also creates an opportunity to open sightlines, improve entertaining space or make better use of lake and property views.

A first-floor or expanded primary suite can create more privacy, comfort and long-term flexibility without requiring homeowners to leave a property they already value.

We design complete bedroom, bath and storage spaces that feel like a natural extension of the existing home.

Whether attached or detached, a custom garage should feel like part of the property rather than an afterthought.

We build substantial garages, workshops and specialty structures designed around vehicle storage, hobbies, equipment, finished space and the architecture of the existing home.

For homeowners building new, R.E. Horner provides a coordinated custom-building process from early planning and site evaluation through construction and final completion.

Each home is developed around the property, architecture and priorities of the client rather than a predetermined production plan.

Every home here is different

Start with what is already there.

Lake of the Woods includes a wide variety of homes: waterfront properties, wooded lots, established residences and homes that have evolved along with the families living in them.

Some need more space. Others need better flow, updated systems or a more cohesive interior. And some properties offer the opportunity for a significant addition or complete transformation. Our approach begins by understanding what already exists and what you want the home to become.

Tell us about your project.

If you love where you live but need more from your home, we would welcome the opportunity to learn what you are considering. Tell us about your property, your goals and what you want the finished home to make possible.

What happens next

01We review the information you provide so we have some context before reaching out.

02We connect with you. A member of our team will contact you within one business day to learn more and determine whether the project may be a good fit.

03We schedule a consultation. When appropriate, we’ll arrange a meeting at our office or project site to discuss your goals, property, scope and anticipated investment in greater detail.

04We define the next step. After the consultation, we’ll outline the appropriate path forward, which may include additional site evaluation, design development or preparation of a more defined project scope.

Understanding the community matters.

Lake of the Woods is a private, planned community with its own architectural review process in addition to applicable Orange County requirements.

Depending on the project, homeowners may need approval through the Lake of the Woods Association Environmental Control Committee for improvements such as new dwellings, additions, garages, decks, patios and other exterior changes.

Because R.E. Horner regularly works in Lake of the Woods, we identify these requirements early in planning rather than waiting until plans are complete, and we coordinate the county permitting and inspections that apply. The goal is simple: fewer surprises, and a clearer path from planning to construction.

Local knowledge, established relationships

Working inside a gated community is different.

Construction inside a gated community involves more than showing up at a job site. Access, deliveries and trade coordination all become part of managing the work responsibly, and our Locust Grove office keeps us close to the homes we build in.

  • Access and deliveries planned around the community
  • Trade partners who have worked inside the gates before
  • Community requirements identified during planning, not mid-build
  • Clients who call us back for a second and third project

A Clear Design-Build Process

One team from planning through completion.

We start by understanding your goals, your property, your architectural preferences, and the level of investment appropriate for your project. From there, we evaluate feasibility, develop the design, establish the project scope and selections, coordinate permitting, and manage construction through the final walkthrough.

  1. Step 01

    Consultation

We begin by discussing your home, property, goals and anticipated investment. Because our office is in Locust Grove, consultations can take place at our office or at your project site.

Project investment

Every home, and every project, is different.

The investment required for a major renovation, addition or custom home depends on much more than square footage. Existing conditions, structural changes, architectural complexity, building systems, cabinetry, materials and level of finish all influence the overall scope.

We evaluate each project individually so your priorities, design and anticipated investment can remain aligned as the work develops.

During your initial consultation, we will discuss:

  • Your goals and priorities
  • The existing home and its condition
  • Structural and architectural considerations
  • Finish expectations and overall project investment

What influences investment

  • Existing conditions
  • Structural changes
  • Architectural complexity
  • Cabinetry, materials and finish
  • Building systems

Each property is evaluated individually based on the site, its slope and access, the scope of work, and the level of finish desired.

Jenna Faupel

After having a particularly unpleasant experience with another contractor, working with Brian was a breath of fresh air. In addition to building a workshop, we had a laundry list of other items to be done. Brian provided transparent pricing options so we could make informed choices, and during planning he offered cost effective solutions to meet our needs.
